Rental Qualifications

HOW CAN I QUALIFY?:

We rent to people who are clean, responsible, and pay their rent on time. This is the secret to our success, and yours. When tenants take care of their home and pay their rent on time, it cuts down on our maintenance and administrative expenses. We can therefore pass on these savings to you, the tenant, via below-market rents. In addition, we reward you even more for being clean and responsible with FREE rent via our Rent Rewards Program. Maintaining this successful pattern, we’re happy and you’re happy.

Our qualifications for renting are simple and fair. Here’s what we look at:

  • Employment History – we like to see at least 2-3 times rent amount in wages
  • Rental History – Positive, no oustanding dues, no evictions
  • Credit Report – Good Standing, no bankruptcies
  • Criminal & Civil Background – No offenses
  • We DO accept section 8 vouchers

Don't panic. If you fall short of the above criteria, you may still be able to qualify by doubling the refundable deposit at move-in. Again, we are flexible and are not bound by rigid guidelines. We are an equal opportunity housing provider and we will do what we can to help you qualify.  We accept section 8 vouchers, SSI, as well as other forms of income.

HOW DO I APPLY?:

  1. Find a property HERE.
  2. Fill out our easy APPLICATION. Our simple one page application form is the key to moving into your new home. Take your time in filling it out completely and be sure to sign the back page. The application fee is $25 cash per adult. You will be asked to show your photo ID when you bring in your application.
  3. Call 901-533-3300 to reserve a tour time.  Be sure to arrive on time, bring your application, fully filled out and signed, along with your ID.

It's that easy!  You will be approved in about 1-2 business days.

TIP: When coming to view a property during an open house or otherwise, it’s a good idea to come prepared to fill out an application for when you decide on the home. Since applications are processed in the order in which they are received, so act fast. It is also helpful to bring addresses and phone numbers of previous residences and employment.
